Terms and conditions

Please carefully read the Terms and Conditions that apply between "Piano di Casciana" the Property Manager and you (the Visitor) for the booking of your property for the purpose of short-term holiday or furnished rental accomodation. When booking a property tacitly you agreed with all the terms and conditions listed below.
- The property is let to you for the period stated in your booking confirmation. Extensions are subject to availability and approval.
- The visitor shall not sublet or assign the property or any part of it.
- A payment Schedule is issued with your booking. Failure to made payment in accordance with this schedule may result in cancellation of your booking and will be subject the Refund Policy below.
- A 25/50% of the payment is required to secure your booking. Booking will be confirm only when the transaction appears in our Bank statement.
- Credit cards are accepted (VISA or MASTERCARD only).
- Any amendment or cancellation of a booking 45 days prior to the Arrival Date as well as any changing of dates will incur a Euro 55,00 administration fee.
- Amendment to the dates of stay is considered a cancellation and a new booking will be issued.
- If a booking is cancelled less than 30 days prior to the Arrival Date no refund will be available unless the property is re-let under the same terms.
- If a booking is cancelled between 45 and 31 days prior the Arrival Date 50% of the Total Amount is retained.
- The maximum number of people that may be accomodated at the property is specified in your booking confirmation. Excess people will be required to vacate the property or a pro rata charge may apply if appropriate bedding is available at the property.
- Visitors may collect the keys after 4pm and before 7pm on the Arrival Date indicated in the booking confirm from the office of the property manager, unless otherwise agreed in writing prior arrival. For any reason arrival after 23.00 are not accepted. Photo ID & Credit card details are required when collecting key.
- Loss of key incurs a Lockout fee of Euro 55,00. Locksmith or key replacement costs will be passed on to the Visitor.
- A Bond/Security Deposit, listed depending of the homes, will be required on Arrival. The Property Manager has the authority to deduct monies from the    Security Deposit or credit card to remedy any damage, excess cleaning, missing items, excess utilities caused by the Visitor, or to invoice the Visitor by email, fax or post for immediate payment.
-The Visitor may not remove any of the furniture or effects from the property and will be liable for any furniture or effects damaged or missing from the property. Furniture must be returned to its original position and for no reason brought outside of the home.
- You agreed to release the Property Manager from any claim of loss of personal effects, accidents or financial damage direct or indirect whatsoever incurred by the you in booking/ staying in a "Piano di Casciana" property.
- Property Manager will endeavour to describe the property and its position on the best of his ability and in good faith. No liability or damages will be accepted by Property Manager for mis-description.
- The Visitor must not smoke inside of the property else a deodorising fee will apply.
- The visitor must leave the property in a clean and tidy condition.
- The Visitor must comply with the rules that apply to the property and the swimming pool and shall not be guilty of conduct which is a nuissance or a annoyance to adjoining or neighbouring occupiers (eg. loud music). In case of repeated complains from other people, the Property Manager will claim for the key and will rescind the location without any money refund.
- The visitors must, every time they depart the property, securely lock doors and windows, and switch of lighting, appliances and water to conserve resources and avoid damages. Property Manager is not responsable for any lost or stolen items inside the farming estate "Piano di Casciana".
- The Visitor shall immediately report any repairs required or damage to the Property Manager.
- Any complains or deficiency or malfunction of the property must be reported within 24 hours to the property management. The Property Manager will do the best to solve the problems quickly. For no reason the client can aim at a money refund.
- Animals are not permitted unless expressly agreed in written by the Manager.
- The Property Manager has the right to inspect the property during the booking period subject to reasonable prior notice being given unless the Property Manager has reasonable grounds to believe that the property is being damaged or at risk of if the Visitor breaches any term of this agreement.
- The property must be vacated by the Visitor and key returned to Property Manager before 10:00am on departure Date. Failure to depart will authorise the Manager to levy additional charges for rental and costs occured.
- In the unlikely instance that a property for any reason become unavailable or unsuitable the Property Manager will endeavour to move the Visitor in a property of equivalent/ similar specifications if not possible the Visitor will receive a full refund of the monies received.
- The homes offered are private hhomes, therefore cannot be insert in international and standard categories, in fact the houses reflect the architecture and the furnishing typical of Tuscany and the personal taste of the owners. 
- Piano di Casciana will not share your personal information with any third party, unless it is required to provide services to you or settle your account.
- For any legal question the place of Jurisdiction is Lucca - Italy. The Italian law applies to all cases.
